Role Overview
The Head of Operations & Asset Management (Operations IV) is responsible for overseeing hospitality operations and asset management, ensuring that all contractual obligations are met, properties are maintained to international standards, and financial returns are optimized. The role serves as a key bridge between stakeholders and management partners, ensuring strategic alignment with property objectives.
Key Responsibilities
Liaison & Stakeholder Management
- Act as the primary operational liaison between real estate stakeholders and hotel management partners (e.g., VAAL Real Estate and CityBlue Hotels).
- Facilitate operational meetings, reporting sessions, and project coordination.
- Ensure alignment of operational decisions with management agreements and project objectives.
- Escalate operational, financial, and client-related matters when necessary.
Hospitality Operations Oversight
- Oversee day-to-day hospitality operations of designated properties (e.g., Divine Residences).
- Monitor guest experience, service standards, and operational efficiency.
- Ensure readiness of facilities, serviced units, and amenities.
- Coordinate staffing, Standard Operating Procedures (SOPs), and launch activities.
Asset Management & Property Performance
- Track key performance indicators including occupancy, Average Daily Rate (ADR), Revenue Per Available Room (RevPAR), and asset utilization.
- Ensure preventive maintenance and asset preservation strategies are in place.
- Protect the long-term value and profitability of the property.
Financial Oversight & Reporting
- Review and approve operating expenses (OPEX) and capital expenditures (CAPEX).
- Monitor expenses, revenues, and financial obligations.
- Conduct periodic audits to ensure fund integrity.
- Provide financial planning and operational analysis support.
- Provide weekly and monthly executive summaries to the CEO on occupancy, Gross Operating Profit (GOP), owner sentiment, and maintenance status.
Client & Owner Relations
- Support client handover and operational transition.
- Address owner concerns and escalations professionally.
- Ensure smooth onboarding of owners into the hospitality framework.
Compliance & Risk Management
- Ensure compliance with hospitality regulations, safety standards, and legal requirements.
- Maintain operational licenses and certifications.
- Implement risk mitigation strategies.
Qualifications and Experience
- Bachelor’s degree in Hospitality Management, Business Administration, or Finance.
- Master’s degree (MBA or equivalent) preferred.
- Minimum of 7 years in hotel/hospitality operations, with at least 3 years in a senior management role.
- Proven track record in managing hotel/serviced apartment or mixed-use developments.
- Strong background in financial auditing and operational oversight.
- Proficiency in Property Management Systems (PMS), Microsoft Excel, and Channel Managers.
